Service overview

Good rewiring starts with room-by-room decisions.

A rewire affects far more than cables. Socket positions, lighting controls, appliance supplies, data, alarms, outdoor services and the final finish all need to be planned before walls and floors are closed.

Bastian Electrical takes on carefully scoped full and partial rewires, particularly smaller homes, flats, rental refurbishments and staged projects where the programme is realistic.

Occupied rewires require more time and coordination than empty properties. The quotation states assumptions about access, furniture, floor lifting, chasing and making good.

Plastering, decorating and other making good are not assumed to be included unless listed. Keeping these responsibilities clear prevents disputes and programme delays.

Full rewire or targeted upgrade?

Testing and inspection can help determine whether a full rewire is justified or whether selected circuits can be upgraded. A partial rewire may be appropriate during a kitchen, extension or room refurbishment.

Future planning is valuable. Adding sensible spare capacity and cable routes during open works can cost much less than revisiting finished areas later.

Helpful answers

Questions about this service

Can you rewire an occupied property?

It may be possible, but it is slower and more disruptive. A realistic room-by-room programme and access plan are essential.

How long does a rewire take?

The programme depends on property size, occupancy, point count, routes, making good and coordination with other trades.

Does the price include plastering and decorating?

Only if stated. Electrical quotations often exclude final plastering, decoration and floor repairs, so responsibilities are made clear.

Do I need a full rewire because the wiring is old?

Not automatically. Condition, design, protective measures and test results matter more than age alone.

Can I choose sockets and switches?

Yes. Standard allowances or customer-selected accessories can be agreed before pricing is finalised.

Will the new work be tested?

Yes, the agreed installation work is tested and the relevant documentation is provided.
